A Few Quick Tips To Stage Your Own Home
When you’re preparing to sell your house, you may be wondering what you can do to help the property sell faster. Staging a home correctly can add a lot of value to listing photos that might catch the eye of potential buyers. Here’s a list of a few quick tips to stage your own home:
1. De-Clutter
Remove as much clutter as you can! Your goal is to make your rooms look as neat and tidy as possible. Use storage bins and other organizational hacks to keep smaller possessions out of sight. If you have access to a storage facility, it’s time to start packing things up and storing them. If you find a wide array of items you no longer want or not, consider packing them up and donating to the organizations that can re-distribute your gently used items to those in need.
2. Store All Toys
Put those mounds of toys into toy chests, plastic tubs that you can roll and store under the kids’ beds, or pack them away for that trip to storage. If the children are upset to see their toys go, let them be involved in selecting a certain number of items to keep around. If you think their belongings might be in storage for a while, consider packing them into smaller containers and regularly rotating containers in and out of storage, so the kids don’t get too tired of what they have available to them. This includes all your fluffy children’s toys, as well. All those cat and dog toys (and any other type pet you may have) will need to be tidied and hidden from sight as best as you can. However, do NOT hide things in your closets — we want to show this space off to potential buyers!
3. Tidy Up Those Closets
As mentioned above, you’ll want to clear out all of your excess and show your buyers how much storage space they’ll be getting. Just think back on buying your home yourself and how many properties you looked at. Don’t you remember saying, “A walk-in closet would be nice. There’s not that much storage space here…”
If your closets have built-in shelving, organize them neatly. If they aren’t already, consider painting the shelving white to create the illusion of more space. Buy matching hangers and hang all of your clothes in the same direction (color-code them if you feel like really stressing the aesthetic) with garments coordinated by type, length, etc. Place any loose items in your closets in baskets that can be arranged nicely on the shelving. Keep everything off the floors.
4. Feng Shui Your Furniture
Don’t over-crowd your rooms! It’s time to feng shui that space by arranging furniture to allow for the most optimal flow of traffic. Contrary to what most people think, it’s a good idea to move furniture away from walls, which can make a room feel bigger. Arrange sofas and chairs in cozy conversational groups in the middle of the rooms and you’ll also be making the home feel more warm and welcoming.
Ensure that rooms are well lit. If you don’t have a lot of windows and natural lighting, use lamps throughout or increase the wattage of your overhead bulbs. Additionally, you can use strategic lighting to highlight well-placed art and wall decor, which you should keep simple and varied. Remember, not everyone will share your love of leopard print or vintage car chrome accents.
5. Accessorize Your Kitchen & Dining Table
In the kitchen we’re back to de-cluttering. Clear off those countertops! Pack away small appliances. Accessorize in odd numbers, three seems to be the idea number when grouping decoration. Make an eye-catching centerpiece for your table with three various sized vases or potted plants or other decorative items. Surround the centerpiece with your best dishware.
6. Keep It Natural
Painting rooms can make more of a difference than you might realize. If your walls are splashed with bright colors, it’s time to tone them down. Repaint with neutral colors, keeping the ceilings white or very light—the brighter the ceiling, the larger the room will feel. A fresh coat of paint will also help eliminate any odd odors and stale smells. Neutral colors will also cause less distraction when your potential buyers try to imagine the home decorated s they’d prefer.
7. Fresh Linens In The Bathroom
Be sure that all of the towels you display in your bathrooms have been freshly laundered, neatly folded, and are appropriated displayed to make the bathroom seem cleaner and more welcoming. If your bathroom is small, try not to clutter it up with the linens. For instance, fold a fancy washrag close to the sink and call it done.
8. Add Flowers
Finally, adding fresh flowers through the house can be charming and fill the home with pleasant scents. However, if you don’t have the budget to constantly replace flowers to keep them fresh, then use convincing fake greenery. There are some beautiful fake plants that can brighten up a space while adding color and cheer to your home. If you have a bountiful garden, simple clippings from your flowerbed or yard can be cleverly displayed for minimalist and inexpensive arrangements!
