When Hiring a Roofer
1. Are you licensed?
This is one of the most important questions you should be asking your roofer. Ask if they’re licensed and to provide you with that license number so you can verify it. The Construction Industries Board oversees this information for the state of Oklahoma. You can visit their website at cib.ok.gov. Once there, enter that license number and the site will verify whether or not that license is still valid. Additionally, it confirms that the name attached to the license matches the information provided by your potential roofer.
2. Do you carry workers’ comp and general liability insurance?
“If something goes wrong and they’re not covered, that’s going to fall on you,” said Dickerson. These roofers will be on top of your house, so it’s important that they have safety measures in place. You want to have protection in place if those safety measures fail. A covered roofer will provide you with a Certificate of Insurance, which lists the type of coverage they have, the policy limits, and a phone number that you can call to verify everything listed on the certificate is active and up to date. Always call and verify this information.
3. Do you provide a detailed written estimate?
Storm damage from things like high winds, hail, tornadoes, etc., is responsible for much of the damage done to roofs in Oklahoma. As a result, a lot of roofing companies tend to work directly with a client’s insurance adjuster. Often, they work off of the carrier’s estimate without providing the client with their own detailed written estimate showing what the roofer can do from their side. There’s nothing inherently wrong with handling the work this way if you’re comfortable with it. However, Dickerson says you can quickly gauge a roofer’s knowledge and expertise based on how quickly they can get that estimate to you and how detailed it is regarding the work that they will perform.
4. If a roof has been replaced, does a warranty come with it?
Every roofing company should have some warranty in place. Trademark offers a lifetime warranty, but the minimum across the board seems to be no less than 25 years. Also look at a roofer’s certifications with the shingle manufacturer that they’re using. Depending on the number of certifications they have, the warranty can include and cover more of the materials used, not just the shingles alone.
